Job overview

As maintenance specialist, the post holder will be responsible for ensuring the reliability of building maintenance, engineering infrastructure, systems and equipment. This will include the guidance and support to Estates operatives to ensure compliance with legislation, local policy and best practice. The postholder will also be responsible for managing the upkeep of the Estates Grounds and Gardens

The post holder will be accountable to the Head of Operational Estates, for areas of responsibility including Lifting Equipment Regulations, Legionella and Water Systems, Low Voltage Electrical Safety, and Medical Gases, Critical Ventilation, assuming the responsibilities of the authorised person’s roles.

There will be an ongoing clear focus upon balancing the planned maintenance activities with the responsive repairs service.  The post holder will deputise for the Estates Engineering Manager.

Person specification

Qualifications and/or professional registration

Essential criteria
  • Degree in Mechanical or Electrical Engineering, Building Services Engineering or Construction or significant in-depth experience in related disciplines.
  • Post-graduate or post-registration qualification or significant in-depth experience.
Desirable criteria
  • Eastwood Park (or alternative) Training in - Ventilation and Air Conditioning - Boiler House Practices - Lift Safety - LV AP - BMS systems - Portable Appliance Testing - Water Hygiene - Electrical Test and Inspection BS2391 or equivalent - Hydro/Therapy Pool Management

Experience

Essential criteria
  • Significant experience in managing fault diagnosis, maintenance and repair of engineering plant and equipment including lighting and power systems, standby generators, air conditioning and ventilation systems, portable appliances, domestic appliances and other associated electrical building services plant and equipment.
  • Significant experience in a similar role.
  • Experience of using computers.
Desirable criteria
  • Experience of providing a mentoring role and experience in working in a hospital/healthcare environment for apprentice training programmes.

Skills and Knowledge

Essential criteria
  • To diagnose faults and effect repairs to electrical plant and equipment.
  • Good written and verbal communication skills
  • Highly skilled in use of hand and powered tools
  • Must possess current Driving Licence
  • Must possess good time management skills.
  • Basic IT skills
  • A working knowledge of the Health and Safety at Work Act
  • Basic knowledge of alarm systems and lifting equipment including passenger/goods lifts
Desirable criteria
  • Ability to carry out and record risk assessments.
  • A working knowledge of The Electricity at Work Act
  • Intermediate knowledge of fire alarm systems
  • Intermediate knowledge of lifts and lifting equipment.
  • Intermediate knowledge of electronics
  • Knowledge of Legionella Control and Prevention.

Other Requirements

Essential criteria
  • To be prepared to participate in the Estates Out of Hours on-call rota.
  • Access to own vehicle for work purposes.
  • An understanding in relation to service delivery and relationships with colleagues.
