You'll be responsible for delivering a comprehensive building fabric maintenance service across the Trust’s estate, carrying out high-quality joinery, carpentry, and general building works to recognised trade standards. Duties include planned preventative maintenance (PPM), reactive repairs, fault finding, inspections, minor works and specialist joinery/fabrication projects.

The role involves surveying, estimating, ordering materials, undertaking repairs and installations, and ensuring work is completed safely, efficiently, and with minimal disruption to clinical services. Responsibilities include the maintenance of doors, fire doors, windows, locks, flooring, roofing, wall protection systems, and other building fabric elements.

The post holder works closely with clinical and non-clinical staff, supervises contractors when required, maintains stock levels, and uses the Trust’s CAFM/PDA systems to manage and record maintenance activities. They must comply with all relevant health and safety legislation, including COSHH, PUWER, Working at Height, PASMA, and IPAF requirements.

The role requires flexibility to respond to urgent maintenance issues, participate in the out-of-hours on-call rota, and support emergency response activities. The post holder is also expected to undertake ongoing training, assist in developing apprentices and colleagues, and contribute to the effective operation of the Estates service.

  • To repair and maintain the building fabric, fixtures and fittings to all Trust properties, and all properties covered by any current Service Level Contracts.
  • Carry out planned and reactive maintenance according to requirements and needs of the Department. 
  • Assist other maintenance staff as and when necessary.
  • To undertake other duties within the job description as requested / directed by your supervisor, team manager and estates manager.
  • All building fabric work to all hospital property, internally and externally, to a high quality and acceptable craft standards and approved methods of working. 
  • Work to include general joinery and specialist prefabrication.
  • Will receive complex information must have good communication skills and be able to communicate with staff at all levels. 
  • Undertake complete work including measure design manufacture requisitioning of materials and installation.
  • Estimate cost and materials for minor works schemes ensuring compliance with all necessary standards.
  • Will plan and organise work, liaise with other members of staff and patients on a daily basis to ensure work is specified correctly and undertaken in accordance with the user requirements with the minimum of disruption all staff Wards and departments.

  • NVQ Level 3, City & Guilds Advanced Craft, Apprenticeship or equivalent qualification in Carpentry, Joinery, Building Maintenance or related trade

  • Additional qualifications in plumbing, painting/decorating, locksmithing, roofing or multi-trade maintenance

Skills & Abilities

  • Competent in maintenance and repair of doors, fire doors, windows, flooring, ceilings, partitions, roofing, ironmongery, glazing and general building fabric. Ability to interpret drawings, specifications and manufacturers' instructions. Ability to complete maintenance records accurately.

  • Fire door inspection qualification. Ability to undertake minor plumbing and other multi-skilled works.

Experience

  • Significant experience working as a qualified building maintenance operative, carpenter, joiner or building fabric technician. Experience carrying out planned and reactive maintenance. Experience diagnosing faults and undertaking repairs independently.

  • Experience within an NHS, healthcare or public sector environment. Experience using CAFM systems. Experience supervising contractors or apprentices.

Knowledge

  • Knowledge of building fabric maintenance, repair and installation techniques. Understanding of Health & Safety legislation, COSHH, risk assessments and safe systems of work. Knowledge of fire door maintenance and statutory inspections.

  • HTM and NHS Estates guidance knowledge. Permit to Work training. Asbestos awareness. Working at Height training

Other requirements

  • Understanding and demonstration of the Trust Values.
  • Able to undertake physically demanding work including lifting, carrying, climbing ladders, working at height and working in confined spaces when required.
