Job overview
We are looking for an individual with a technical speciality such as Electrical, Mechanical etc.
The post holder is a good team player, organised, and willing to do tasks as needed, with great attention to detail. The post holder is courteous in their interactions with staff, contractors, and service users at all times. The post holder is physically fit for undertaking maintenance tasks.
The post holder is able to organise their daily workload to complete the tasks in the given priorities, whilst meeting all quality standards, service level agreements and compliance requirements. The post holder is responsible for their own work including associated cleaning and porterage tasks, and complies with all NHS policy standards and health and safety requirements.
Main duties of the job
-
Leading on delivery & co-ordination of maintenance requirements to specialist technical areas including repairs & installations.

Undertaking complex fault diagnosis and rectifying issues within their designated geographical zone for specialist technical areas) to ensure compliance with HTMs and QTS-defined standards.

Supervising and mentoring less experienced members of the team,

Conducting in-depth testing, inspection, and certification of specialist technical areas (i.e., electrical, mechanical and/or air conditioning).

Supporting the QTS Estates Managers and Deputy Estates Managers with the planning and execution of specialist technical areas

Competent Person level in at least one of following: Water, Electrical, Ventilation, Lifts, Fire, Medical Gas, Pressure System, or other estate-related area.

Working with, and where required managing, external contractors, ensuring high-quality work that aligns with QTS service standards.

Participating in the on-call rota and provide emergency cover across all zones.

Maintaining up-to-date records, reports, and risk assessments for audits and compliance checks.

Building positive relationships with other members of the QTS team, CNWL Site Service Managers (SSMs), and other stakeholders such as external service providers/contractors, to support and ensure delivery of QTS’s services in a professional, timely manner.

Detailed job description and main responsibilities
Service Delivery
-
Uses the QTS CAFM system to access work requests and feedback on the status of jobs. Ensures own work is carried out, in accordance with the priority setting for that task, and any work not completed is highlighted to the QTS Helpdesk. Ensures any work undertaken is recorded on the CAFM system.

Carries out reactive maintenance (including make safe), minor installations and break down repairs as required on electrical, mechanical systems, or building fittings in accordance with competencies and training. This includes for example making safe defects, breakdowns or failures impacting on the service such as floods, power outage, and damage to property. Undertaking basic repairs to maintenance and installations as appropriate to skills level.

Undertakes PPM (Planned Preventative Maintenance) technical tasks and associated remedial works in accordance with competencies and training.

Records job activity and completion status, associated information, and any compliance or other documentation in the CAFM system an accurate and timely manner, in line with internal procedures, Service Level Agreements (SLAs) and Key Performance Indicators (KPIs). Ensures any other site-specific logs, document registers, and schematics are kept up to date.

Escalates faults, issues, risks, and items outside of their remit, competencies, and training to the appropriate specialist contractor through the Helpdesk and line manager e.g. tasks that require specialist assistance or skills.

Identifies and escalates issues of statutory non-compliance to line manager and appropriate Authorised Person (AP) or Authorising Engineer (AE).

Participates as required in standby and emergency callout rota. Escalates issues and incidents are required. Acts as Competent Person in at least one of the following areas: Water, Electrical, Ventilation, Lifts, Fire, Medical Gas, Pressure System, or other estate-related area
Governance, Risk & Compliance

Applies existing policies, procedures, best practice guidance and compliance requirements in relation to QTS’s services delivered.

Adheres to Health & Safety regulations including COSHH, Handling & Moving, Infection Control to ensure a safe environment for patients and staff in accordance with HSAW, industry best practice (HTM/HBN) and Trust policies and procedures.

Attends mandatory training and any other training appropriate to the role. This is to maintain existing and develop new skills as required to carry out the work.
Data & Information

Provides reports on activity relating to their geographic zone to the Estates Manager (previously titled Assistant Facilities Manager)

Supports site surveys, audits and other compliance checks as directed.

Monitors stock levels and maintains records as appropriate.
Person specification
Education and Qualifications (Essential criteria is to have at least one of the qualifications)
Essential criteria
- NVQ Level 3 (or equivalent) in a relevant discipline or evidence of equivalent work experience.
- City & Guilds Level 3 (or equivalent), in Mechanical, Electrical Engineering and/or Air Conditioning (AC).
- Highfield Qualification (or equivalent).
- UK NARIC-recognised qualification (or equivalent).

- Experience working within a relevant facilities / maintenance environment
- Demonstrable experience of working in a customer-oriented environment

- Experience working within a healthcare environment
Skills & Knowledge
Essential criteria
- Ability to use CAFM systems and handheld technology
- In-depth knowledge of relevant health and safety, regulations and codes of practice applicable to own discipline within estates maintenance in a healthcare setting
- Sound knowledge of statutory compliance and HTM-aligned maintenance tasks in an NHS environment
- Sound knowledge of Building Management Systems
- Pro-active and able to work unsupervised within a team structure
- Ability to work under pressure and manage time effectively
- Attention to detail
- Good keyboard and IT skills
- Good written and verbal communication and interpersonal skills, with an ability to deal with people at all levels in a consistently effective and professional manner.
- Ability to treat all stakeholders with respect and dignity at all times, adopting a culturally sensitive approach which considers the needs of the whole person.
- Track record of building constructive relationships with warmth and empathy, in line with QTS and Trust values.

- Sufficient level of physical fitness (e.g., capable of climbing ladders and scaffolding, working at heights and in confined spaces)
