Job overview

Black Country Healthcare's Estates team is looking to recruit a dedicated and enthusiastic individual who wishes to support the essential maintenance of our Hospital and Community sites. The role will be supported by a specific training and development program, tailored to the successful individual.

Main duties of the job

Main duties of the post are to support the effective delivery of the Estates maintenance service. Primarily focusing no the delivery of our painting and decorating program, whilst also developing into the wider technical systems found within our portfolio.

Detailed job description and main responsibilities

To support  planned and reactive maintenance across the Trusts Estates portfolio, across the following areas:

  1. Legionellae: Flushing of water outlets, temperature checks, descaling and cleaning of outlets, maintaining record logs. Specific training provided as required.
  2. Plant and Mechanical Services: Carry out safety checks of an unskilled nature on all site plant and associated services, reporting leaks, responding to alarms and escalating for rectification or resetting as necessary, monitoring temperatures and pressures, associated visual inspections, removing heat emitter covers for cleaning and reinstatement, maintaining maintenance logs etc. This list is non-exhaustive but any associated duties would be of the same skillset. Specific training provided as required.
  3. Planned Preventive Maintenance (ppm): Undertake unskilled ppm tasks in line with Trusts maintenance programme. This would include but not limited to; Weekly fire alarm testing, monthly emergency lighting testing, ladder inspections, reading meters, window restrictor inspections, inspection and cleaning of vents & grilles etc. This list is non-exhaustive but any associated duties would be of the same skillset. Specific training provided as required.
  4. Drainage: Keeping all sewerage and water disposal systems running, clearing blockages as and when required including, but not limited to; unblocking toilets, hand wash basins, shower traps, gullies (internal & external) and guttering/down pipes etc. Specific training provided as required.
  5. Lighting: Identify and renew faulty lamps of various types, cleaning and re-assembly of diffusers/covers. Upon satisfactory completion of specific training provided.
  6. Electrical: PAT testing of unfixed electrical equipment. Upon satisfactory completion of specific training provided.
  7. Assisting: Assisting all members of the Estates Team – to include all trades and managers as required.
  8. Transport: Transporting various items and equipment both by vehicle and manual.
  9. Inclement Weather: Responding to all adverse weather conditions both in and outside normal working hours, i.e. snow clearing, excess rainwater removal.

 

 

 

  1. Building Maintenance: Carry out basic unskilled maintenance and minor additions/alternations to the fabric elements – i.e. Removing and replacing fixtures and fittings, touching up (filling/making good wall & ceilings finishes), painting & redecoration enabling surfaces to remain compliant with Infection Prevention Control (IPC) standards. This list is non-exhaustive but any associated duties would be of the same skillset. Specific training provided as required.
  2. Grounds & Gardens: Clearing pathways, carparks, courtyards of leaves, weeds etc.
  3. External contractors: Escorting, safe access & egress, monitoring.
  4. Miscellaneous:  To undertake such other appropriate responsibilities and/or duties as directed by your seniors.
  5. Miscellaneous: To remain presentable at all times. Wearing Trust provided uniform, ID and associated PPE as required.

15. Miscellaneous: Adhere to all associated Trust policies and procedures.

Any Special Requirements

·         Overtime may be required in order to maintain essential equipment/services.

 

·         Flexible working hours may be periodically required in order to maintain essential services.

 

·         Flexibility to work across other sites within the Trust on a short-term basis to assist with the efficient running of the Estates Department.

 

·         A full UK driving licence is an essential requirement of the post (Subject to regular checks as per trust policies).

 

·         To undertake any other duties of a similar nature consistent with the responsibilities of this post in order to provide a quality (insert) service.

 

Person specification

Education/Qualifications

Essential criteria
  • GSCE in Maths and English at levels 3 or 4 (grade high E to low C)
Desirable criteria
  • Functional Skills level 2
  • City & Guilds Level 2 ina construction related discipline
  • IPAF, PASMA, Asbestos awareness or specific healthcare engineering training etc

Experience & Knowledge

Desirable criteria
  • Experience of working unsupervised in repair and maintenance activities
  • Understand and demonstrate basic competency and safe working practices (electrical, plumbing/mechanical and building) .
  • Awareness of Health & Safety Legislation and safe systems of work (Permits).
  • Demonstrable proficiency in use of basic computer software and hand held devices

  • Provide and receive routine and complex information and be able to communicate issues to others, both verbal and written (electronic)
  • Problem solving
  • Highly developed physical skills; able to demonstrate the effective and safe use of a range of trade associated tools and equipment including fine tools/ materials to repair delicate equipment
  • The ability to work autonomously and as a team player as appropriate, demonstrating an understanding of relationship between own work and that of other craftspersons
  • Able to work within a high pressure and emotive environment and to tight deadlines

  • It is an requirement of the role that the post holder has a full valid uk driving licence and is either a car owner or able to travel to and from various Trust Locations as required to commence/complete their working from. A Leased Trust vehicle will be provided for work related duites during the normal working day.
