Job overview

A Vacancy has arisen for a Maintenance Assistant to join our Trust Estates Team at a number of our In Patient facilities.

Main duties of the job

  • To install, maintain, repair, and improve the internal and external fabric of the Trust’s sites and buildings forming Sussex Partnership NHS Trust.
  • Diagnosis of faults in elements of building structures, fabric, finishes, fixtures, fittings and drainage services.
  • The Maintenance Assistant will be employed on work appropriate to their core specialist skill, they will however progressively be suitably trained to acquire elements of other building craft skills with the intention of reaching levels of flexibility and competence to enable them to achieve and apply the ability to perform the tasks as described below in ‘main duties’.
  • To undertake maintenance tasks at all Trust locations supervised and unsupervised as directed by the Estates Officer (Operations) / Team Leader – Estates Services.  Comprising of routine building and engineering maintenance and minor repair work appropriate to training and experience.
  • Maintain high standards of quality working practice, tidiness and health & safety.
  • Assist craftsman in completing new or repair work.
  • Participation in an Operative single man emergency on call rota system, for which a separate additional payment is made.
  • Be appointed a Competent Person commensurate with your skill, training and experience

  You will form part of a wider Estates team reporting to the Estates Team Leaders with a large range of Trades as well as mentoring and assisting with apprentices with practical training skills

Detailed job description and main responsibilities

Undertake Planned Preventative Maintenance (PPM), repairs, minor improvements and new works as required across the Trust, including:

 

  • Undertake minor maintenance tasks appropriate to skill level to heating and hot water plant and equipment Trust mechanical equipment, including tugs and trolleys.
  • Undertake the cleaning of Trust light fittings and replacement bulbs/lamps.
  • Undertake meter readings, monitoring deliveries of oil and other consumable commodities in accordance with local procedures.
  • Complete log sheets, report sheets and test certificates for legislative and statutory requirements as necessary.
  • Carry out planned maintenance tasks, cleaning of Trust draining systems, gutters and gullies, maintain serviceability of associated drain equipment.
  • Undertake minor brickwork repairs and minor brick laying tasks, plaster, ceramic and floor tile repairs.  Decorating works, insulation repairs, gutter repairs/cleaning, boarding up of windows, doors and openings.
  • Carry out minor carpentry maintenance and repair works
  • To be prepared to work occasionally in areas which may be potentially hazardous where a need exists to use a permit to work systems, specific health and safety guidance and use personal protective equipment (PPE)
  • Rectify/make safe if possible and faults discovered and report to Estates Management.
  • Monitor the Building Management System (BMS) and rectify/reset/report alarms and faults to Estates Management.
  • Ensure spares and materials are utilised appropriately and economically.
  • Assist with the delivery of goods and ensure safe storage and distribution to the correct department.
  • To be responsible for the collection of waste and convey to central storage facility.
  • Maintain the security of trust buildings at all times, this may include setting/resetting intruder alarm systems.
  • Erection and dismantling of tower scaffolding.
  • Safely operate and maintain all fixed and mobile tools, equipment and workshop machinery.
  • Learn additional skills as part of the development of the Maintenance Assistants role.
  • Carry and provide and respond to pager/mobile phone, including emergencies, at all times whilst on duty.
  • Drive the Estates Services department vehicles as required.
  • Fully co-operate with the appropriate procedures required for the efficient day-to-day operation of the labour management system (currently FACTS) including completion of all job tickets and timesheets.
  • Ensure that in carrying out all duties there is a compliance with HTM’s (Health Technical Memoranda's) statutory regulations, current legislation, local codes of practice and policies.
  • Undertake statutory and mandatory training as requested.
